The IAP team is involved in nationally recognized projects including many of the most effectively constructed developments in the United States.  These projects serve as exemplary models of effective management that have resulted in time and revenue savings.  The range of experience includes State Office Buildings, Federal Prisons, Stadiums and Sports Complexes, Schools and University Buildings, Transportation and Industrial Facilities, Commercial Developments and hosing projects.  In addition to the completion of major new development projects, the team has also been recognized for its design and construction of significant historical restoration and preservation projects.

A building should reflect the society in which it is created.  Its design should echo the culture's humanity, compassion and triumph.  IAP work closely with its clients to make the structure both inviting and enticing to the people it serves.  Facility design requires experience and knowledge, and the ability to identify and meet your specific needs.  IAP can tailor its design services to be as comprehensive or as specialized as desired.  With all phases of environmental design, graphics, and construction documentation produced in-house, IAP works efficiently with you on each project phase to modify and refine the design as it proceeds through implementation in the field.

Strong project control is a key aspect of IAP’s Project Management services. It is established even before the job starts by construction personnel who provide independent design reviews and constructability analyses. Scheduling, based on realistic appraisal of actual construction time requirements is an important aspect of project control. Another crucial factor, cost estimating, is centered around  a master project budget and cost estimate.

A master schedule/logistics network is planned after studying various approaches. When appropriate, IAP can fast track the process, permitting early construction starts. Materials and equipment with long delivery times are purchased before construction contracts are awarded and later assigned to a contractor.

IAP professionals use frequent updates, projected costs, field surveys and quantity take-offs to ensure reliable cost estimates and avoid cost overruns.

IAP is proud to offer worldclass Office Management services.

On a daily basis, our clients expect us to deliver significant time and financial savings. One construction approach that cuts costs and reduces the delivery schedule is the design-build delivery method. The design-build method economizes and streamlines a project by overlapping the design and construction phases with the contractor assuming the majority of the risk. It is popular for turning seemingly unworkable projects into legitimate opportunities. If the project doesn’t budget out as anticipated, the contractor operating as the design-builder can redesign the facility in a way that creates value in multiple ways and gives the owner a turnkey price to still do the whole deal on budget.

With our team of construction experts and a network of the finest subcontractors, we have the ability and resources to build world-class projects across practically every major sector. We regularly work as general contractor, construction manager, design-builder and development partner, providing a full range of services including preconstruction, value design and engineering, conceptual budgeting, meticulous project management, site supervision, permit expediting, logistics planning, quality assurance, self-perform trades, etc. We precisely manage projects from A to Z with our experienced team of experts. We take full responsibility for ensuring superior quality, impeccable service, tremendous value, calm problem-solving and effective communication. Our hands-on management means real-time cost controls and the most efficient schedules.

As close relatives of economists, we counsel our clients on material demands, price escalations, supply shortages, alternative methods of construction, lifetime costs, efficiencies and impact on the environment. Whether it’s general contracting, construction management or design-build, our team of experts will successfully complete your project and exceed your expectations. And with a cutting-edge blend of capabilities, our clients trust us to handle projects of any shape, size and complexity – no matter how big or small.
